Estate Services Dept. (caretakers to monitor and report any breakage)
Responsible for maintaining estate safety
Especially securing estate entry points
Oval Road Estate Entry Points:
Main Gate - secure - due to years of work by MN to resolve with 800kg ground set opener, without OHG support in reasonable time and repeated mistakes by unsupervised self serving contractors, eventually resolved after 3 years of persistence by MN.
Lobby double glass doors - secure - these have always been reliable
Lift doors - non security door - these have always been reliable
Glass door to stairs up - insecure - constantly breaking due to mag lock not being strong enough mechanism
Glass door to basement down - insecure - same setup as stairs up, both doors catch on cobbles and get stuck open despite failed work on cobbles 11th September 2015 unsupervised work by OHG
External Refuse Store double doors - very insecure and compromises whole building
Internal Refuse Store door - very insecure and compromises whole building

This storage room for landfill and recycling refuse in 5 euro bins has its own external access for collection off the street and an internal access door to the mailroom lobby and lift.
Due to the presence of a Henson management CCTV camera overlooking the main entry gate, the refuse store provides a camera free way to into the building.

Due to severe violent criminal and anti social behaviour documented and reported since 2014 in the estate communal areas, a "2014 One Housing Estate Management Plan Oval Road" was conducted which concluded on page 7 the following:
Action - Install CCTV cameras in communal areas
Target date - 2014/15
As of 2020 February this has not been action, despite numerous violent incidents in 2018
Carbon Monoxide
One Housing Departments
Community Safety & Safeguarding Dept.
Property Management Department Dept.
Repairs and Maintenance Dept.
Responsible for maintaining estate safety
Despite years of repeated written reports of a major source of CO in all the communal hallways, there is no carbon monoxide detection/alarm provided by OHG as of 2020 February
Resident participation
One Housing Departments
Resident Participation Dept.
Property Management Department Dept.
Repairs and Maintenance Dept.
Estate Services Dept.
Responsible for providing monthly estate inspections that residents can attend, this is policy and the legal right of residents to get estate inspections that they can attend and report concerns, with monitoring, progress reports and feedback meant to be provided participating tenants before the next monthly inspection.
No resident involvement, no vital information available to landlord to properly manage the estate
Result - compromised environmental health and safety in estate communal areas
Caretaking
One Housing Departments
Property Management Department Dept.
Estate Services Dept.
Caretaking not provided
Cleaners have not taken responsibility for the care of the estate
Result - customers are burdened with the caretaking of the estate communal areas whilst paying a substantial service charge
Cleaning
One Housing Departments
Property Management Department Dept.
Estate Services Dept.
Very poor cleaning since OHG Estate Services took over from Chequers
There was no consultation with significantly affected tenants on this major change of management and service
Result - compromised environmental health for customers and an offensive disrespect shown toward them
ASB
OHG managed CCTV urgently needed as detailed in estate action plan 2014 must be at a minimum standard resolution of 1080p and easily accessible by OHG officers. Cameras should have usual basic motion detection and the automation of recording, that can be sent wirelessly to cloud based secure storage (via this building's economic and very fast hyperoptic internet service) for energy efficient gathering of ASB evidence. This would be a major preventative to ASB.
Rubbish room inner door needs fob security (and the return of the cleanable surface that One Direct took away in 2017, this must be brought back, as per the like for like replacement rule).
OHG need to use the fob key database to monitor specific keys of ASB perpetrators
Uber cab nuisance issues next to homes in Gilbeys Yard late at night due to the Google map GPS directions in the Uber app, directing intoxicated anti social NTE venue customers into this private yard for the venues Shaka Zulu and Lockside that can only be accessed at Camden Lock Place, off Chalk Farm Road (vehicle gate and signage needed at Gilbeys Yard entrance to set the tone of this residential yard, especially at night).
Interchange neighbouring building issues
their 24/7 security does not cover their outside areas near OHG homes around the interchange building at night
their parking is poorly managed especially at night and weekend causing disturbance to OHG homes
loud entitled Canadian and Brazilian TV news readers being filmed late at night next to OHG homes in yard shouting with blinding spotlights not always kept on interchange land and always using our private residential area as backdrop to their footage without permission.
unnecessary noise day and night due to them using their rear stepped personnel access door in Gilbeys Yard next to OHG homes and its noisy disabled lift for deliveries by homes when they have a step free delivery gate round the side of the building in Gilbeys Yard
JKR office noise issues (noise at rear and up from middle skylight)
Security
Mailroom Lobby CCTV to stop interference with the mailboxes and monitor access via security compromised rubbish room.
Building Entry Gate (may finally be stable after the unreasonable need for a 6 year tenant campaign, though still compromised by rubbish room security vulnerability) CCTV needed further back than existing Henson camera so that it can monitor the 3 sets of glass doors.
Glass Inner Entry doors (may be stable, but compromised also by rubbish room security vulnerability) CCTV needed which would be able to cover gate at same time
CCTV would also protect from tampering with the emergency release buttons that are abused by ASB persons wishing to compromise our security.
Health
Carbon monoxide protection from building basement boiler flues behind our hallway walls on all floors that go up to the roof exhaust. Problem significantly increased by the hallway windows being made into smoke vents that we are not allowed to open.
Overheating and dehydration due to heat exchange system and lack of ventilation. Problem significantly increased by the hallway windows being made into smoke vents that we are not allowed to open.
Rubbish room inner door needs cleanable surface that a negligent One Direct operative took away, which must be brought back, as per the like for like rule.
Carpets must be cleaned properly with shampoo and dirt removal at least once every year for basic hygiene (the 2014 action plan specified 3 times per year)
The small stainless steel lift must be fully cleaned and disinfected then oil coated weekly
Rubbish Room
inner door needs fob security
inner door uncleanable hygiene hazard caused by One Direct in 2017
bulk waste dumping - by tenants, CCTV needed in this room
drug taking - CCTV needed in this room
bicycle dumping - CCTV needed in this room
rough sleeping - CCTV needed in this room
Inner Entrance cobblestones in poor state and a trip hazard that also jam open stairs security doors
Toilet cisterns throughout this part of the development are an issue mismanaged by Mears/Morrison/One Direct with subsequent unnecessary water damage especially to skirting boards in communal and private areas of building
Carpet cleaning rudely neglected by estate services - done just once over the past 6 years, contradicting 2014 action plan findings for this estate, then to add insult to injury done inadequately in 2018 recently by estate services despite report and protest by representative
One Housing Group poor consultation, communication and updates given to estate representative and customers
Re: Gilbeys Yard Options Process updates, involvement or consultation despite being extremely affected by whatever happens we have been excluded despite report and protest by representative
Re: Absent resident participation officers, no support or encouragement of customer engagement, haven't heard from an officer in years
Re: ASB issues, unresolved for years, despite hard work by representative
Re: Estate Inspection issues raised, but are rarely documented (despite recent request for inspection reports), nor reported or resolved with attendee by the following month as they should be by OHGs own specification
Re: 2017 communal building boiler shutdown for weeks due to carbon monoxide emergency, and the subsequent reported lack of detection in our communal hallways

JKR Offices on ground floor and basement
noise at rear door under homes
every week day evening "First Mile" waste collection at rear under homes with reversing alarm and flashing lights
event noise up from central skylight and rear door, esp microphone led presentations, loud screening of films and sporting events
Henson management
representative repeatedly reports the usage of 1st floor access hatch to maintain roof plants, making mess of wall and hallways and lift during major turf and plants changes without response from OHG.
representative repeatedly reports use of communal social housing electricity to jet wash the JKR skylight every year without response from OHG
